Electrical safety certificates / electrical installation condition reports (EICR’s)

EICR from £120 — An Electrical Installation Condition Repot, formerly known as a Periodic Inspection Report (PIR) certifies that the electrical installation is of a satisfactory condition for continued service. This is essential if you are a landlord renting out a property, looking to purchase a new home or a business owner wanting a proactive approach to their electrical maintenance which will minimise downtime and the need for costly, emergency repair works.

EICRs for Landlords

Ac stated on the HMRC website, private landlords must have an electrical test carried out before renting their property. If the test fails or the landlord fails to carry out the essential work needed to pass the test, they could be fined £30,000. Once the property has passed the test the landlord can then legally rent out their house.

The EICR must then be carried out every 5 years for a residential rental, and with every change of occupancy.

The schedule of testing changes slightly between property types and a rule of thumb is:
Private residential homes, 10 years
Residential rental properties, 5 years, and change of occupancy,
Commercial 3-5 years
Industrial 6 months – 3 years

EICRs for home owners

It isn’t essential to have an EICR carried out if you are selling your house, however it will give your buyer peace of mind that the electrical installation is safe and working as it should be.

If you are living in your home and want to understand the condition of your electrical system then a thorough EICR will highlight any areas for concern and provide test results which will be a handy reference point in case of future problems or questions. This certificate has a 10 year life-span so will be valid should you sell your home anytime within this period if the new buyer wishes to see it. This is a common request when selling a house but not a legal requirement.
